2026 East Hanover Housing Market

Current market sources use different methods, so NJTGO labels each statistic instead of blending them into one number.

$880,586Typical Home ValueZillow Home Value Index · July 31, 2026
+5.3%1-Year Value ChangeZillow · through July 31, 2026
$865,804Median Sale PriceRedfin · 3 months ending June 2026

$992,505Median Sold PriceRealtor.com · June 2026
$3,500Median Asking RentRealtor.com · June 2026
Why the numbers differ: Zillow's figure is a modeled typical home value, Redfin's is a recent sales median and Realtor.com's sold-price figure uses its own MLS/database methodology. East Hanover has a relatively small number of monthly transactions, so the mix of homes sold can move medians substantially.

Flood & Environmental Considerations

East Hanover is bordered and influenced by the Whippany and Passaic river systems, and FEMA has identified special flood-hazard areas within the Township. East Hanover adopted a new flood-damage-prevention ordinance in late 2025 incorporating updated flood-hazard mapping and administration requirements.

Check the Specific ParcelFlood exposure varies significantly by street and lot. A general East Hanover address is not enough to determine risk.
InsuranceA lender may require flood insurance for certain federally mapped properties, but buyers outside mandatory zones may still choose coverage based on local conditions.
Drainage & Low-Lying AreasInspect grading, drainage, sump systems and evidence of prior water intrusion even when a structure is not shown in a high-risk FEMA zone.
Maps Can ChangeFlood maps and municipal regulations evolve; use current FEMA, NJDEP and Township sources during a transaction.
